This was an exciting project for us as it wasn’t a typical room build.
We worked closely with our charming clients at each stage of construction, particularly as we did not know the full extent of the condition of the former garage until we got to each section.
The team began by stripping the garage of existing guttering and fascias, before extending the roofline on two sides to create a 400mm overhang. New Anthracite grey fascias were added on two sides along with new anthracite grey guttering with down pipe. The existing felt roof too far gone, so we installed a new roof deck and EPDM rubber roof.
Next, our team removed the existing garage door, internal doors, windows, stud wall and flooring. Where necessary, they blocked up or removed blocks to create new openings for windows. Where it was not insulated, additional insulation was added to the ceiling.
A new partition was made internally for a storage area and an internal door, giving access to this area, hung. A new consumer unit was installed in the garden room and we fitted 6 downlights and 4 electric sockets.
The whole room was professionally plastered throughout and a new laminate floor was laid.
Finally, our lovely client chose to clad two walls with Siberian Larch and the other two walls, not visible, remaining as brickwork.
We relished the challenge of this build and were so pleased with the impressive outcome.
